    Income Guidelines (Income Guidelines)
    Housing Voucher Holders - If you are employed, your income must be 3 times the amount of your stated HACC portion of the rent.
    For example, if your portion of the monthly rent is $300, then your monthly income should be 3X your portion of the rent ($300 X 3=$900). In this example, your monthly income should be a minimum of $900 per monthly. 
    • Other Applicant(s), your income must be 3 times the monthly rent. Multiply the monthly rent times 3.
    • Each applicant’s employer must complete an Employment Verification Form. This form will be sent directly to the employer from Hinez Property Management, LLC. (HPM).


    Housing Choice Voucher Tenants - Accepted
    Must have Moving Papers when applying. - VERY IMPORTANT 
    • 3 Bedroom Voucher for 3 Bedroom House. 
    • 4 Bedroom Voucher for 4 Bedroom House. 

    Maximum Occupancy for Each House
    • 3 Bedroom House - Max 4 Occupancy
    • 4 Bedroom House - Max 5 Occupancy

    Credit History
    • An established credit score of 550 or higher is required. 

    Rental History and Landlord Verification
    • Applicant must have rental history. Renting from relatives or friends will not be considered. Must be a non-relative.
    • Each applicant’s current and/or previous landlord must complete a Current/Previous Landlord Reference Form. This form will be sent directly to the current/previous landlord from Hinez Property Management.
    • We will check for a minimum of 12 months’ rental or mortgage history from within the past three years (your name must have been on the lease or loan agreement from a non-relative).
    • No bankruptcies or proof of rental payments being made before, during, and after bankruptcy with NO late payments.
    • No evictions or foreclosures.

    Housing Visit
    • A housing visit of your current rental location must performed by our representative.

    Application Fee
    • There is an NON-REFUNDABLE APPLICATION FEE of $100 for each applicant, 18 years old and over.
    • All occupants, 18 years old and over, will require a copy of their Driver’s License or State ID with the signed application.
    • The application fee(s) will not be applied towards first months rent or security deposit.

    Background and Criminal Checks
    • The application fee will be used to process a complete background and criminal check for each applicant, 18 years old and over.

    Security Deposit
    • A Security Deposit is required. No exceptions
    • A Security Deposit amount is 1.5X the monthly rent
    - Multiply the monthly rent times 1.5 to calculate the security deposit
    - Monthly Rent Amount X 1.5 = Security Deposit Required

    Tenant Pays
    • All Utilities: electric, gas, water, trash, cable/internet, etc.
    • Tenant(s) are responsible of lawn service, leaf removal and snow removal.

    No Pets
    • NO PETS ARE ALLOWED ON THE LEASE PREMISES OR ANY PART OF THE PROPERTY.

    Smoke FREE Property
    • NO SMOKING of any kind (cigarettes, marijuana, cigars, etc) in the property. No exceptions.
    • Our properties are smoke free. No smoking inside the house.

    Renters Insurance
    • Upon move-in, and through the duration of tenancy, all residents MUST provide proof of Renters Insurance.
    • Residents may purchase required insurance from an insurance agent of their choice. Renters must show proof of Renters Insurance.
    • Renters Insurance must be active throughout the rental lease agreement or extended lease.
